Sunrise Capital Investors is an active opportunistic and value-added real estate investment firm who specializes in acquiring, improving, and operating mobile home and RV parks.

The firm’s investment strategy is to identify and capitalize on mismanaged/distressed/under-performing mobile home parks. Sunrise Capital Investors LLC acquires communities nationwide with particular focus on the Eastern US.

Sunrise Capital Investors uses a niche acquisition strategy that capitalizes on targeting off-market properties by utilizing our proprietary database of owners and various methods of strategic contact and follow-up which provides us a direct line of contact with the owners in a non-competitive environment. This provides the unique advantage to uncover highly profitable opportunities before our competitors do.

INVESTMENT STRATEGY

Sunrise Capital Investors seeks opportunistic and value-added investments in underperforming mobile home and RV park in targeted markets that can be repositioned to maximize value and provide safe, quiet, and affordable living to the community.

Underperforming and distressed parks can be acquired at a disproportionate discount because of the low pool of buyers with the expertise and niche acquisition strategy to finance, fix, manage, lease and enhance the operations.

Sunrise Capital Investors is executing a niche acquisition strategy that capitalizes on the growing and underserved affordable housing market by repositioning mobile home and RV communities in select submarkets that meet its acquisition criteria.

ACQUISITION CRITERIA

  • We will purchase parks in all states with an emphasis in NC, SC, AL, TN, KY, GA, VA, and FL
  • We will purchase at a minimum of a “true” 10-14% CAP with identified upside potential (i.e.; rent increase, filling vacant homes/lots, lowering expenses, passing through utilities, etc.)
  • Ideally, the Park must be within 40 mile radius of a Metro with a population of at least 100,000.
  • Rural parks will be considered but are not preferred.
  • We will be looking to purchase parks with between 40-150 spaces (will consider larger).
  • Family Parks which allow residents all of ages to reside
  • The park must be located in a market that is growing. We will avoid all markets that are currently in a decline.
  • We will only purchase parks in towns/cities that have multiple employment opportunities (no “one employer” towns).
